We distinguish ourselves from the brokerage community in that we do NOT provide lenders and investors with a canned “broker package.” Rather, we invest the necessary time to understand each transaction and develop our presentation materials and business plan, into core concepts on which lenders and investors focus. Each project is fully underwritten by our team, detailed financial analyses are custom crafted for each transaction and no assumption, large or small, is ever passed along to the capital markets community without first being vetted by our underwriting team. We pride ourselves on the fact that our network of lenders and investors are familiar with and can rely on the integrity of our services and products.

Drawing on more than 50 combined years of hands-on commercial real estate debt and equity financing experience, the principals of LGA Capital are well versed in the intricacies and challenges of all real estate classes. Approach

No two commercial real estate transactions and no two borrowers are ever the same. We approach each transaction from a unique perspective, consolidating, developing and clarifying the salient details into manageable and user friendly offering materials. These allow our lenders and equity providers to evaluate the transaction quickly and completely.

For each transaction, we prepare a concise and professional offering memorandum, including developing a detailed and custom designed financial analysis. We focus on the individual needs of the client and the specifics of the transaction.

Process

Our goal is to carefully select and place each client with a lender ideally suited to its financing needs. Relying on our relationships with leading local, regional and national debt and equity providers, LGA Capital facilitates the creation of long-term constructive relationships between its clients and capital partners.

Upon your approval of the offering materials, we will identify and present the transaction to lenders and equity providers that we feel are best suited to finance your project.

CLIENTS ARE NOT ASKED TO PAY ANY UP-FRONT FEES TO LGA CAPITAL. ALL FEES DUE TO LGA CAPITAL ARE PAID AT CLOSING, FROM THE PROCEEDS OF THE DEBT OR EQUITY FINANCING.
